Viager in brief

How does a life annuity sale work?

A viager is a property sale in which the buyer pays part of the price at signing, known as the bouquet, then pays the seller a regular annuity for life. The bouquet is not compulsory.

With an occupied viager, you keep living in your home through a right of use and habitation or a usufruct. With a vacant viager, the buyer takes possession at the sale, which generally increases the amount received.

This arrangement calls for a careful valuation and a sound legal framework. We analyse your situation, present your property to interested buyers and work with the notary to secure each step of the sale.

  • Occupied or vacant viager to suit your life plans
  • Valuation of market value and occupied value
  • Bouquet and annuity tailored to your needs
  • Coordination with your notary until the deed

Why sell as a viager

The benefits of a viager for the seller.

A lump sum and regular income

The bouquet provides cash, while the annuity supplements your income, usually with indexation.

Stay at home with peace of mind

With an occupied viager, you keep your surroundings, your habits and your bearings.

A sale framed by the notary

The authentic deed sets out the guarantees, including a termination clause if the annuity goes unpaid.

Frequently asked questions

Everything about selling as a viager.

Interior of a property

The calculation starts from the market value of the property. With an occupied viager, the value of your right of occupancy, which depends on your age, is deducted. The balance is then split between bouquet and annuity, according to your needs.

Yes, with an occupied viager. You retain a right of use and habitation or a usufruct, set out in the deed. With a vacant viager, the buyer occupies or lets the property immediately, which generally increases the bouquet and annuity.

When the buyer is a private individual who does not use the property for business purposes, the annuity is in principle not taxed as income. If the buyer is a company, it may be. Your notary will check your situation.

The notarial deed generally includes a termination clause. If payments stop, you can ask for the sale to be cancelled and recover your property. What happens to the sums already received depends on the terms of the deed.

Yes. The sale can be concluded on two lives. The annuity is then paid until the death of the surviving partner, who can also remain in the home. The annuity amount takes this into account.

Registration duties and deed costs are in principle paid by the buyer and vary by Region. With an occupied viager, the deed specifies who pays the property tax, maintenance and major works.
